Why we're different

Three commitments we put in writing.

We don't sell new roofs

Repairs are the whole business, so nobody here has a commission riding on condemning your roof. If a repair will hold, we repair it and leave.

Flat-rate, published pricing

Our price book is on this website. You'll know the range for your repair before you call, and the exact number before we start work. No hourly surprises.

Photo report on every job

High-intent repairs we publish for: roof leak repair, pipe boot repair, flashing repair, skylight leak repair, roof ventilation, ice dam repair, emergency tarp, valley repair, storm damage repair, second opinion roof inspection, and small roof repairs, garage roof repair, and tile and slate roof repair.

We work on one- and two-family residential roofs. Ranch and colonial pitches, walkable to 8/12.

The honest part

Sometimes the answer is "your roof is fine."

A ceiling stain can have several causes, including a damaged pipe boot or flashing. A photo alone cannot establish the cause or whether repair is suitable. We assess the problem and surrounding roof, explain our findings, and agree on the scope and price before work begins.

  • If a repair is suitable, we explain what it addresses and its limitations. We do not promise a fixed number of additional years for the roof.
  • If your roof is genuinely finished, we say so in writing — with photos — and we don't quote you a new roof.
  • Want a new-roof quote anyway? We'll point you to another contractor of your choice and stay out of it.

Service area

Both sides of Metro Detroit. No office to drive to.

We're a service-area business — there's no showroom, because a roof repair never happens in one. We run both the west side and the east side, Wayne through Oakland into Macomb. If you're outside this list, call anyway and we'll tell you honestly whether it's worth our drive.

What we found

Problems we find on real roofs.

Every job gets a photo report of what we found and what we fixed. These are before-repair photos from our jobs. We don’t publish addresses or neighborhoods.

Why trust us yet

This name is new. Our promises are in writing.

We launched this brand in 2026, so there is no wall of reviews here — and we are not going to borrow anyone else's. Instead, here is what we put in writing before we touch your roof. Hold us to it.

The price is fixed before we start. You get the flat rate from the published price book in writing. The invoice matches it. If we find something underneath, we stop and re-quote — we never add it to the bill afterward.
Promise 1 of 3
You see the finished work. Every repair ends with a photo report — before, during and after — emailed to you the same day. You should never have to take a roofer's word for what happened up there.
Promise 2 of 3
The warranty is on paper. One year on spot repairs, three years on slope work, five years on flashing. If the same spot leaks again within its warranty period because our warranted repair failed, we return and repair the covered defect at no charge. Unrelated damage is assessed separately.
Promise 3 of 3

Questions

Straight answers.

Do I need a permit for a roof repair in Michigan?

Generally no. Ordinary repairs are exempt from building permits under the Michigan construction code, and most local municipalities don't require a roofing permit for them. Full re-roofs are a different story — in a city like Westland a new roof permit runs roughly $315 to $370. Staying repair-only keeps almost every job we do out of the permit process. Scheduling is confirmed when you contact us.

Do you work with insurance claims?

For storm and wind damage, yes. We document the damage with dated photographs and a written scope your adjuster can work from. We don't handle the claim for you and we don't inflate a scope to hit a deductible.

How much does a roof repair estimate cost?

Our repair estimates are free. Contact us for a free repair estimate. We’ll review the issue and explain the next step. Any additional services require your agreement before work begins. Call (586) 698-7094, Mon–Sat, 7 AM–7 PM.

Do you do full re-roofs?

No. We specialize in roof repairs. We fix roofs. We don’t sell roofs. If our assessment indicates that a repair is unsuitable, we’ll explain what we found and show you the photos so you can discuss a new roof with a contractor of your choice.

Do you offer a warranty on repairs?

Every eligible repair comes with a written warranty: 1 year on spot and small repairs, 3 years on section and slope work, and 5 years on flashing and valley repairs. The written terms define the covered work. Patches on roofs already documented as beyond serviceable life are warranty-excluded and require acknowledgment before work begins.

What areas do you serve?

We serve Wayne, Oakland and Macomb counties across Metro Detroit, including Warren, Sterling Heights, Troy, Royal Oak, Detroit and nearby cities. Tell us your city so we can confirm service availability before scheduling.

How much does a roof repair cost?

Published starting prices include shingle repair from $395, pipe boots and vents from $395, flashing repair from $650, valley repair from $850, and storm damage repair from $500. Scope, access and published pricing conditions affect the final price, which is agreed before work begins. Every repair includes a photo report. See our price book for details.

My ceiling has a water stain. Can you tell what’s wrong from a photo?

A stain is a clue, not a diagnosis. We cannot determine the cause or guarantee a repair from a photo alone. Tell us what’s happening with your roof, and we’ll review the information and explain the next step. If water is actively entering, call (586) 698-7094.

Do you handle emergency leaks?

Ask about available emergency tarping, starting from $450, and storm damage repair, starting from $500. Call (586) 698-7094, Mon–Sat, 7 AM–7 PM. Availability, arrival time and any emergency or after-hours charge are confirmed for approval before dispatch.

Do I need a new roof?

Not every roof leak requires a new roof. Whether repair is suitable depends on what failed and the condition of the surrounding roof. Widespread deterioration, structural concerns or recurring failures need a broader assessment. We’ll explain what we find and provide photos. We don’t sell new roofs. Read our repair-versus-new-roof guide, or contact us for a free repair estimate.

Do you repair leaking skylights?

Yes — skylight leak repair is what we do. If the unit is sound and the flashing or seals have failed, we reflash and reseal it — published at $850 – $1,400. We look in person, explain what we find, and the price is agreed in writing before work begins. See our skylight leak repair page for details, or contact us for a free repair estimate.

Do you install attic ventilation and exhaust vents?

Yes. Ridge vents ($26 / lin ft), soffit vents ($95 / vent), baffles ($38 / bay), vent and turbine repair ($425 – $650) and solar attic vents — plus bathroom, dryer and kitchen exhaust vents hooked up properly through the roof, with bathroom/dryer reroutes published at $550 – $850. See our attic ventilation & exhaust vents page for details.

7. Why are my shingles curling?

Short answer: Usually age and heat. Shingles curl as they wear out, and poor attic ventilation speeds it up.

  • Common causes: old age, years of summer heat, trapped attic heat from weak ventilation, and moisture from below.
  • Curling can start as lifted edges and get worse — curled shingles shed water poorly and catch wind more easily.
  • How far gone they are is something a roofer has to see in person — a photo and a look tell more than a description.

13. Why do I have a stain on my ceiling?

Short answer: A ceiling stain usually means water got in somewhere above — but the leak's source isn't always right above the stain.

  • Water travels along wood, pipes, and wires before it drips, so the stain can sit feet away from where it entered.
  • Common entry points: flashing around chimneys, vents, and skylights; a damaged shingle; a vent boot gone bad.
  • Mark the stain, note when it appears (after rain? after snow melt?), and let a roofer trace it — guessing at the source wastes money.

Tell us what's happening with your roof. We'll review the information and contact you about the next step. (586) 698-7094.

14. Shingles blew off in a storm — what do I do?

Short answer: Call a roofer, and if water is getting in, get it covered fast — don't climb up yourself.

  • Missing shingles leave the roof deck open to the next rain. A tarp buys time until the repair happens.
  • Take a photo from the ground if you safely can — it helps the roofer see what happened.
  • Storm-related repairs start from $500 and tarping from $450, per our price list; the exact scope gets set after a look.

Tell us what's happening with your roof. We'll review the information and contact you about the next step. (586) 698-7094.

21. Why are there huge icicles and ice ridges on my gutters and eaves?

Short answer: Big icicles are usually the visible sign of an ice dam forming at the eaves.

  • The dam itself is the problem: meltwater refreezing at the cold overhang (see question 10). Icicles hang off the dam.
  • A few small icicles on a sunny day are normal. Thick ridges of solid ice along the eaves, with water stains inside, mean the dam is backing water up under the shingles.
  • Don't pull icicles down by force — they can take gutters and shingles with them.

Tell us what's happening with your roof. We'll review the information and contact you about the next step. (586) 698-7094.

22. How do I deal with an ice dam in winter?

Short answer: From the ground only — and the dam itself is a roofer's job, not a homeowner's.

  • Pull snow off the lower few feet of roof from the ground with a roof rake, before melting starts. That slows the dam down.
  • Never chop, hack, or hammer at ice. Cold shingles break, and you open a bigger leak than the one you started with.
  • A roofer clears the dam itself — MDRR ice dam work starts from $750, steam removal $375 per hour with a 2-hour minimum, per our price list.

Tell us what's happening with your roof. We'll review the information and contact you about the next step. (586) 698-7094.

23. How much snow on the roof is too much?

Short answer: Light fluffy snow is usually fine. Heavy wet snow — and warning signs inside the house — mean call a roofer promptly.

  • Watch for doors that suddenly stick, ceilings that bow or sag, or popping and creaking sounds from above.
  • Wet snow after rain is far heavier than the same depth of dry powder.
  • If a ceiling is sagging badly, don't stand under it — get a roofer out and let them judge the load.

Tell us what's happening with your roof. We'll review the information and contact you about the next step. (586) 698-7094.

24. Do rotted or sagging deck boards need to be swapped out?

Short answer: Yes. Shingles can't hold on rotted wood, and a sagging deck means the structure underneath is giving way.

  • A roofer cuts out the bad section back to solid framing and puts in new decking before any shingles go on.
  • Covering rotted deck with new shingles just hides the problem — the new shingles won't hold, and the rot keeps spreading.
  • If you can see sagging from inside the attic or outside, that's a look-soon job, not a wait-until-spring job.

Tell us what's happening with your roof. We'll review the information and contact you about the next step. (586) 698-7094.

28. Is granule loss in my gutters normal?

Short answer: A little on a new roof is normal. Piles of granules from an older roof mean the shingles are wearing thin.

  • New roofs shed some loose factory granules in the first year. That by itself isn't a problem.
  • On an older roof, heavy granule buildup in gutters and downspouts means the protective coating is going. Once granules are gone, sun dries out the asphalt underneath, and curling follows (see question 7).
  • Granules plus curling together are a sign the roof is aging out — worth a look.
