New-roof quote in hand · Metro Detroit

Told you need a new roof?
Get a repair-only second opinion.

We don’t sell new roofs, so we have no reason to condemn your roof. Free: we inspect it, photograph it, and give you a straight answer in writing — repair or re-roof. If it truly needs a new roof, we’ll tell you, and you can take our photos to another contractor of your choice.

Why a repair-only opinion

We don’t sell roofs. So we have no reason to condemn yours.

No new roof to sell

A new-roof quote often comes from the same company that inspected the roof. We don’t sell or install new roofs, so nothing about our answer changes what we earn on a new roof.

Photos and a written answer

We inspect, photograph, and give you a straight answer in writing — so you can see for yourself what we saw, instead of taking anyone’s word for it.

If it’s done, we say so

If your roof truly needs a new roof, we tell you straight. Take our photos with you. We point you to another contractor of your choice and stay out of it.

What the free second opinion covers

Our second opinion review is free: you have a new-roof quote and want to know if a repair would hold. We inspect, photograph, and give you a straight answer in writing.

We look at the same things that decide whether a repair makes sense on any roof:

  • The field shingles — do they still flex and hold their granules across the roof, or are they worn out end to end?
  • The deck — solid, or soft and spongy in more than a spot or two?
  • The details — pipe boots, flashing, valleys, vents, and edges, where most leaks actually start.
  • The attic, where accessible — staining, wet decking, or signs that a “roof leak” is really an ice dam or ventilation problem.

Bring the new-roof quote and any photos the other contractor gave you. We’ll tell you which items we agree with, which ones a repair would handle, and what each repair costs from our price book.

On the roof

Every answer starts with what we find.

We photograph what we find on every visit, so you can see the actual condition of your roof — not just read our conclusion.

A real roof at the start of an inspection and repair visit: gray asphalt shingles with box vents near the ridge, a vent pipe, and spare shingle pieces and hand tools laid out before the work was done.

Other ways to get an answer

Water coming in right now? If water is coming in now, call (586) 698-7094 so we can review the situation and explain the next step.

After a storm? If a door-knocker is pushing a full re-roof after one wind event, see storm damage repair for how we document and repair what actually failed.

If the roof really is finished

Sometimes the honest answer is a new roof. When the field is worn out end to end, we’ll show you the photos and say so plainly. We don’t sell or install new roofs, so we document it and point you to another contractor of your choice — and you’re free to take our photos to any contractor you like.

If you’d rather patch a roof we’ve documented as past its serviceable life, we’ll still do the work. That repair carries no warranty, and you’ll sign an acknowledgment first. Every other repair gets a written warranty on the invoice: one year on spot repairs, three on slope work, five on flashing and valleys.

FAQ

Second opinion questions we hear.

How much does a second opinion on a re-roof cost?

Our second opinion review is free. You have a new-roof quote and want to know if a repair would hold; we inspect, photograph, and give you a straight answer in writing. It’s published in our price book.

Why would a repair-only company give a more objective opinion?

Because we don’t sell or install new roofs. Condemning your roof doesn’t earn us a new-roof job, so our only job is to tell you what we actually find.

What if my roof really does need a new roof?

We tell you straight, with photos. We document it and point you to another contractor of your choice, and you can take our photos with you.

Can you patch it anyway if it’s at the end of its life?

Yes. If we’ve documented your roof as past its serviceable life and you ask us to patch it anyway, we’ll do the work — but that repair carries no warranty, and you’ll sign an acknowledgment.
