Repair or re-roof? Why Fixing Your Roof Is Sometimes the Smarter Move
A roof leak raises an expensive question: do you need a repair, or a whole new roof? The answer starts with what failed and the condition of the surrounding roof. A leak alone does not establish that a new roof is necessary, and a photo alone cannot establish that a repair will hold.
Metro Detroit Roof Repair focuses on repairs. We fix roofs. We don’t sell roofs. Our role is to explain what we find so you can make an informed decision.
A specific problem may have a targeted repair
A damaged pipe boot, loose flashing, a worn valley or storm-damaged shingles can be repair candidates when the surrounding roof remains serviceable. Inspection determines whether that approach fits your roof.
Our published starting prices include:
- Shingle repair: from $395.
- Pipe boots and vents: from $395.
- Flashing repair: from $650. Chimney work and larger scopes are priced separately.
- Valley repair: from $850.
These are starting prices, not a quote for your property. Scope, access and the published pricing conditions affect the final price. We explain the work and price before you agree. See our full price book for details.
Compare a suitable repair with a written new-roof quote for the same roof. We do not quote or sell new roofs, and there is no single new-roof price that fits every home.
A suitable repair can give you time to plan
When a repair is appropriate, it may extend the roof’s useful service while you plan for future work. We cannot promise a fixed number of extra years without assessing the roof, and no repair makes the rest of an aging roof new.
Our repair work includes a photo report. Every eligible repair comes with a written warranty: one year on spot and small repairs, three years on section and slope work, and five years on flashing and valley repairs. The written terms define the covered work. A patch on a roof already documented as beyond serviceable life is warranty-excluded and requires acknowledgment before work begins.
The honest part: a new roof may be the right decision
Widespread deterioration, recurring failures or concerns about decking and structure call for a broader assessment. Those findings may change whether another repair is worthwhile. Rot or repeated repairs should not be reduced to an automatic new-roof verdict without understanding the extent and cause.
If a repair is unsuitable, we will explain what we found and show you the photos. Since MDRR does not sell new roofs, you can take that information to another contractor of your choice. Structural concerns may also require assessment beyond a roof-surface repair.
For more about the assessment, see our roof leak repair service and second-opinion roof inspection. Read our roof repair FAQs for answers about estimates, repair costs and warranties.
Ask three questions before deciding
- What exactly failed? Ask where the leak starts, what evidence supports the finding, and what the proposed work addresses.
- What is the condition of the rest of the roof? Ask for photos and an explanation of the surrounding materials, rather than relying on age alone.
- What does each option include? Compare the written repair scope and price with the new-roof scope and price. Ask about exclusions, warranty terms and the limits of any service-life estimate.
A specific defect is useful evidence, but it does not by itself prove repair is the right choice. The condition of the roof as a whole matters too.
