Roof leak repair.
Find it. Fix it. Prove it.

A ceiling stain is a symptom, not a diagnosis. We trace the entry point, quote a flat price from the published price book, and repair the detail — pipe boot, flashing, valley, or storm damage — without a new-roof sales pitch.

Flat-rate permanent repair

Once we find the entry point, the fix is a line item from the price book — not an hourly surprise. Common leak repairs start around vent boots at $395.

Photo report + warranty

Every finished job gets a photo report. Spot repairs carry one year; slope work three years; flashing five years — written on the invoice.

How we chase a leak

Water travels. A stain in a hallway can start at a boot two bays over, a valley above a closet, or ice damage at the eave. Guessing with a tube of roof cement is how temporary patches become annual callbacks.

Seeing a brown ring on the ceiling? Our guide to what a ceiling stain usually means covers the usual culprits and when a repair is enough.

Our diagnostic is the product: we document the path, name the failed detail, and give you a flat price to fix it. If the roof is genuinely at end of life, we’ll say that plainly — we still won’t sell you a new roof. You’re free to call a reroof company with our findings.

Active water coming in? Emergency tarping starts at $450 (standard, up to 400 sq ft) and $200 of that credits toward the permanent repair. See what to do in the first hour of a roof leak.

What we found

Where water can get in.

A before-repair photo from a real job. Missing or torn shingles expose the underlayment and nail heads, one of the leak paths we trace on a diagnostic.

What we found before repair: gray asphalt shingle roof with missing and torn shingles exposing underlayment and nail heads, a lifted shingle tab farther up the slope, and a hammer, utility knife and caulk gun set down as the repair was starting.
What we found: missing and torn shingles exposing underlayment and nail heads. The tools are out because the repair was just starting. Before-repair photo — Metro Detroit Roof Repair.
