Bigger roofing companies often don’t want small jobs. We do. Pipe boots, a handful of shingles, one leaky flashing spot, garage and shed roofs, and “stop the drip” calls on rentals — all at flat prices published before you call.

Plenty of roofing companies are set up to sell full replacements. A single pipe boot or a handful of shingles doesn’t fit that model, so small calls may not get a quick callback — or they turn into a pitch for a whole new roof.

We’re repair-only. Small, specific fixes are the work we built this company around, and every one is priced flat in our published price book. You get the exact number in writing before we start, and the invoice matches it.

To be straight about it: every repair visit has a floor. Our minimum service charge is $389, applied when the completed work prices out below it. Materials, disposal, sealant, fasteners and labor are inside the price.

Small jobs we see all the time

• Garage and shed roofs on residential properties — shingle repairs from the same price book, or a membrane patch (EPDM or TPO, up to 4 sq ft) for $450 on a low-slope roof.
• Nail pops — popped nails reseated and sealed across accessible slopes, up to 25 fasteners, $395.
• Vents and mounts — a rusted box vent or turbine replaced and reflashed for $425–$650, or a leaking satellite or solar mount sealed (or an abandoned mount removed and patched) for $425.
• Edges and gutters — drip edge at $16 per linear foot, a leaking gutter resealed and re-pitched for $325 per run, a downspout repaired or reattached for $165.
• Rental “stop the drip” calls — landlords with one- and two-family rentals get the same flat prices, and the photo report shows you exactly what we found and fixed. If water is actively coming in, an emergency tarp is $450 for up to 400 sq ft, with $200 credited toward the permanent repair.

What every small job still gets

Small doesn’t mean skipped steps. Every job gets a photo report — before, during, and after — and a written warranty on the invoice: one year on spot repairs like shingle replacement, nail-pop sealing, boot replacement, and tab sealing; five years on flashing. Payment is due on completion by card, check, or ACH, with no deposit on anything under $1,500.
