Skylight leak repair

Skylight leak repair, done by a roof technician.
Light in. Water out.

A skylight that leaks when it rains is one of the most common calls we get. Most skylight leaks start at the flashing and seals around the unit — so we reflash and reseal the skylight you have. It’s roof work, done by a roof technician — not a handyman add-on. Across Wayne, Oakland, and Macomb counties.

We fix roofs. We don’t sell roofs — and we don’t sell skylights. We repair the leak.

Contact us for a free repair estimate. We’ll review the issue and explain the next step. Any additional services require your agreement before work begins. Call (586) 698-7094 — Mon–Sat, 7 AM–7 PM.

What’s included

What a skylight leak repair covers.

Skylight leak repair — reflash & reseal

If the unit itself is sound, we reflash the curb with new flashing and membrane and reseal it — $850 – $1,400, as published in the price book. Glass and frame work is not included in that repair price.

Flashing tied back into the roof

The new flashing is woven into the surrounding shingles by a roof technician who works on the roof system, not a handyman add-on. You get a photo report of the whole job, same as every repair we do.

Checked in person first

We look at the flashing, the unit and the roof around it before saying what the leak needs. If the unit itself looks damaged, we show you photos and explain it before any work begins.

Skylight leak repair, step by step

We reflash the curb with new membrane and flashing, reseal the unit, and tie the flashing back into the surrounding shingles — the work is done by a roof technician who flashes it into the roof system. You get a photo report of the whole job, same as every repair we do.

The published price and the written warranty terms are agreed in writing before work begins. Glass and frame work is outside the published reflash and reseal price and is agreed in writing before any work begins.

Leaking when it rains? Most skylight calls start there

Most people find us during a heavy rain, watching water come in around the skylight. Here’s the honest split, and we’ll tell you which one you have: most skylight leaks start at the flashing and seals around the unit, not the glass itself. If the unit itself is sound, a repair is the honest fix — we reflash the curb with new membrane and flashing, reseal the unit, and show you before-and-after photos of the actual work. We fix skylight leaks; we don’t sell you a skylight you don’t need. If the glass or frame itself looks damaged, we show you photos of what we find and explain it before any work begins.

Skylight reflash carries the same five-year flashing warranty as our other flashing work, in the scope already published in the price book. The written terms define the covered work.

Questions

Skylight questions, straight answers.

Can my leaking skylight be repaired?

Usually, yes. Most skylight leaks start at the flashing and seals around the unit, not the glass — if the unit itself is sound, we reflash and reseal it, published at $850 – $1,400. Glass and frame work isn’t included in that price. If the glass, dome or frame itself looks damaged, we show you photos of what we find and explain it before any work begins — we fix skylight leaks; we don’t sell you a skylight you don’t need.

Do you put in new skylights?

No. We do skylight leak repair: reflashing and resealing the skylight you already have. We repair roofs — we don’t sell skylights or put in new ones. We’ll look at the leak in person and quote the repair in writing before any work begins.

How much does skylight leak repair cost?

Skylight reflash & reseal is published in our price book at $850 – $1,400. Anything outside that scope is agreed in writing after review, before any work begins. Contact us for a free repair estimate. We’ll review the issue and explain the next step.

Is skylight leak repair covered by warranty?

Every job’s warranty terms are written and agreed before work begins — your written terms define exactly what’s covered before you commit. The five-year flashing warranty in our price book covers skylight reflash work.

Can I just caulk around my skylight instead?

Caulk can buy time, but sealant breaks down. Skylight flashing is designed to shed water without relying on sealant — which is why we reflash and reseal rather than caulk over the problem.

15. Why is my skylight leaking?

Short answer: Most often the flashing — the metal work sealing the skylight to the roof — not the skylight glass itself.

  • Flashing ages, shifts, and cracks. Once its seal breaks, water follows it inside, usually showing up as a stain below or beside the skylight.
  • Other causes: worn seals on the unit, condensation mistaken for a leak (see question 18), or a roofing problem uphill of the skylight.
  • A roofer checks the flashing first, then the unit, before saying what it needs.

16. Can a leaking skylight be repaired?

Short answer: Usually, yes. If the unit is sound and the flashing or seal failed, a reflash and reseal fixes it.

  • Reflash and reseal: $850–$1,400, per our price list — new flashing, new seals, tied into the surrounding roofing.
  • Glass and frame work isn't included in that price. If the unit itself looks damaged, we show you photos and explain it before any work begins.
  • Either way, the surrounding roofing gets checked too — a leak at a skylight can start in the roof around it.

17. Does a skylight make the room hotter?

Short answer: Yes — sunlight through the glass adds heat, just like a window. How much depends on the glass, the size, and the room.

  • A big south-facing skylight pours in the most sun and heat.
  • Glazing choices, shades, and venting skylights change how much heat stays in the room.
  • If a room with a skylight is always the hot one, the skylight is a fair suspect — but attic ventilation and insulation play a part too.

18. Why is there condensation on my skylight?

Short answer: Usually warm, moist indoor air hitting cold glass — not a leak. The difference matters.

  • Condensation: moisture forms on the glass on cold days, then dries. It points at indoor humidity and airflow, not a hole in the roof.
  • A leak: water stains, drips, or puddles that don't dry up, often after rain rather than on cold clear days.
  • If you're unsure which one it is, note when it appears and tell a roofer — the pattern says a lot.

19. How much does skylight repair cost?

Short answer: Reflash and reseal runs $850–$1,400.

  • The reflash/reseal range covers new flashing and seals tied into the existing roofing.
  • Anything outside that scope is priced per job, after a look — no honest flat number exists without seeing it.
  • Either way, you get the scope and the price before work begins. Nothing extra gets added without your agreement.

20. Do I need a new roof to fix a skylight leak?

Short answer: No — skylight leak repair is roof-side work that ties into your existing roofing.

  • The flashing gets reworked and woven into the shingles already there.
  • If the roofing right around the skylight is shot, that section gets addressed as part of the job — but the whole roof doesn't need to come off for one skylight.
  • A roofer checks the curb flashing and the membrane around it first — that's where skylight leaks start.

27. Why does my skylight leak in winter when it isn't raining?

Short answer: Snow piling behind the skylight's raised curb can melt and pool at the flashing — a winter leak with no rain at all.

  • House heat melts the snow sitting against the upper side of the curb. The meltwater can't drain over the frozen roof below, so it sits against the flashing seams and pushes in.
  • It shows up as stains beside or below the skylight, often after a thaw rather than during a storm.
  • A roofer checks the curb flashing and the membrane around it — that's where winter skylight leaks start.
