We don’t sell replacements, so we have no reason to condemn your roof. For $189 we inspect it, photograph it, and give you a straight answer in writing — repair or replace. If it truly needs replacing, we’ll tell you, and you can take our photos to any replacement contractor.

What the $189 second opinion covers

Our published second opinion review is $189: you have a replacement quote and want to know if a repair would hold. We inspect, photograph, and give you a straight answer in writing.

We look at the same things that decide whether a repair makes sense on any roof:

• The field shingles — do they still flex and hold their granules across the roof, or are they worn out end to end?
• The deck — solid, or soft and spongy in more than a spot or two?
• The details — pipe boots, flashing, valleys, vents, and edges, where most leaks actually start.
• The attic, where accessible — staining, wet decking, or signs that a “roof leak” is really an ice dam or ventilation problem.

Bring the replacement quote and any photos the other contractor gave you. We’ll tell you which items we agree with, which ones a repair would handle, and what each repair costs from our price book.

Other ways to get an answer

Water coming in right now? Book the $189 leak diagnostic instead: up to 60 minutes on site, interior inspection, attic check where accessible, roof walk, and a water test if needed, with written findings and photos. It’s credited in full toward a repair approved the same visit.

If the roof really is finished

Sometimes the honest answer is replacement. When the field is worn out end to end, we’ll show you the photos and say so plainly. We don’t sell or install replacements, so we document it and refer you to a licensed installer — and you’re free to take our photos to any contractor you like.

If you’d rather patch a roof we’ve documented as past its serviceable life, we’ll still do the work. That repair carries no warranty, and you’ll sign an acknowledgment first. Every other repair gets a written warranty on the invoice: one year on spot repairs, three on slope work, five on flashing and valleys.
