Garage roof repair.
Fixed, not sold.

A leaking garage roof ruins stored belongings and can drip into the rooms next to it. We repair garage roofs at published flat rates — flashing, pipe boots, lifted shingles and low-slope sections — and we come to you. Repairs only.

What we repair

Common garage roof leaks.

Wall and step flashing

Where a garage roof meets the house wall, flashing has to direct water away from the wall. We repair the flashing itself rather than smear caulk over it. See flashing repair.

Pipe boots and vents

Garages with a vent or plumbing stack can have a cracked boot like any other roof. See pipe boot repair.

Lifted or damaged shingles

Wind-lifted tabs, missing shingles and nail pops on a garage roof are repaired from the same price book as the house. See storm damage repair.

Flat or low-slope garage roofs

Membrane patches, torch-down patches, seam repair and drain reseals for garages with a flat or low-slope section.

Eave and ice dam damage

Low-slope garage eaves can see ice damage in winter. See ice dam repair.

Active leak

Call to check same-week availability for emergency tarping while a permanent repair is scheduled.

How a garage roof repair goes

Call (586) 698-7094. Contact us for a free repair estimate. We’ll review the issue and explain the next step. Any additional services require your agreement before work begins. We don’t diagnose a roof from a photo or a phone call — the cause is confirmed in person, and the flat price is quoted before work starts.

If we find damaged decking while repairing, we show you photos and quote it before doing any of that work. When the job is done you get a photo report and a written warranty on the invoice for every eligible repair.

Garage roof FAQ

Questions about garage roof repairs.

Do you repair garage roofs?

Yes, on residential properties — attached and detached garages. We repair what’s leaking: flashing, pipe boots, lifted or damaged shingles, and flat or low-slope sections. We’re repair-only.

Why does my attached garage ceiling leak where it meets the house?

The joint between a garage roof and the house wall is a common leak point because the flashing there has to shed water off a wall. We don’t diagnose over the phone, so the cause is confirmed in person. Contact us for a free repair estimate; we’ll review the issue and explain the next step. See flashing repair.

What does a garage roof repair cost?

Shingle repairs are priced from the same price book as the house. Examples from the book: pipe boot repair $395 for the first boot and $145 for each additional boot on the same visit; low-slope membrane patch (EPDM or TPO, up to 4 sq ft) $450. Our minimum on any roof we set foot on is $389. Everything is quoted before work begins.

My garage has a flat or low-slope roof. Can you repair it?

Yes. The price book includes membrane patches (EPDM or TPO), modified bitumen torch-down patches, seam repair, drain or scupper reseals, and a ponding water assessment. Contact us for a free repair estimate.

Is a small garage or shed job worth calling about?

Yes. Small jobs are welcome — see small roof repairs. The $389 minimum service charge applies.

The garage roof is leaking right now. What do I do?

Move vehicles and stored items away from the drip and photograph the damage. If water is actively coming in, call (586) 698-7094 to check same-week availability for emergency tarping.
