Roof repair cost in Michigan (2026): what common repairs actually cost.

Most roofing websites won’t put a number on anything until someone is standing in your driveway. We publish ours. Below are the 2026 flat rates we charge across Wayne, Oakland, and Macomb counties, pulled straight from our price book — plus what moves a price up and what never should. These are our prices, not a statewide survey, but they show what a repair-only job for a common leak really involves.

Start here: the diagnostic

Every leak call starts with a $189 leak diagnostic: up to 60 minutes on site, an interior check, the attic where it’s accessible, a roof walk, and a water test if needed, with written findings and photos. It’s credited in full toward a repair you approve on the same visit. If you already have a replacement quote and want to know whether a repair would hold, our second opinion review is also $189.

There’s a $389 minimum on any repair visit, applied only when the finished work prices out below it.

The most common leak repairs

  • Pipe boot replacement: $395, and $145 for each additional boot on the same visit.
  • Shingle replacement, 1–5 shingles: $395. 6–20 shingles: $550–$850.
  • Step flashing repair, partial: $650–$950.
  • Chimney reflash, standard: $950–$1,650, with counterflashing cut into the mortar joint.
  • Skylight reflash and reseal: $850–$1,400 (glass and frame not included).
  • Valley repair, partial: $850–$1,250. Full run: $42 per linear foot.
  • Roof vent or turbine replacement: $425–$650.

Bigger repairs

  • Section repair, up to one square (10 × 10 ft stripped to deck and rebuilt): $900–$1,450.
  • Slope repair, 1–3 squares: $1,400–$2,600, priced after the diagnostic.
  • Decking replacement: $185 per 4 × 8 sheet, always quoted before we proceed.

Michigan winter work: ice dams and ventilation

  • Ice dam steam removal: $375 per hour, two-hour minimum.
  • Eave membrane repair after ice damage: $750–$1,600.
  • Soffit vents: $95 per vent. Attic baffles: $38 per rafter bay.
  • Bathroom or dryer vent reroute: $550–$850. Attic condensation assessment: $249.

Flat and low-slope roofs

  • Membrane patch, EPDM or TPO (up to 4 sq ft): $450.
  • Modified bitumen torch-down patch (up to 10 sq ft): $650.
  • Seam repair: $32 per linear foot, 10 ft minimum. Drain or scupper reseal: $550.

Emergency pricing

An emergency tarp is $450 for up to 400 sq ft, with $200 credited toward the permanent repair; large or multi-slope tarps are $750–$1,200. Same-day response outside Mon–Sat 7am–7pm adds 50% to the repair price. If water is coming in right now, read what to do in the first hour.

What changes a price (and what shouldn’t)

Only published access modifiers move a price:

  • Steep pitch, 8/12 to 10/12: +25%. Above 10/12: +40% or quoted.
  • Third story or higher: +20%.
  • Second shingle layer: +15%.
  • Obstructed access (no ladder setup within 20 ft, locked yard, delicate landscaping): +$150.
  • Outside our core Metro Detroit coverage area: +$95 per round trip.
  • Slate, tile, cedar or metal: priced individually.

What shouldn’t change a price: how nice your house looks, how worried you sound on the phone, or a “today only” discount. Payment is due on completion, and there’s no deposit on anything under $1,500.

Repair vs. replacement: the real cost question

A single failed detail — a boot, a flashing run, a valley — is a repair measured in hundreds of dollars, not a new roof. We don’t sell or install replacements, so there’s no incentive for us to stretch one. If your roof really is at the end of its life, we’ll document it with photos and refer you to a licensed installer. Warranties are written on the invoice: one year on spot repairs, three on section and slope work, five on flashing and valleys.

How much does it cost to fix a roof leak in Metro Detroit?

Most leaks we trace come down to one detail. With our published rates, that’s typically a $395 pipe boot, $395 for 1–5 shingles, $650–$950 for partial step flashing, or $850–$1,250 for a partial valley, after a $189 diagnostic that’s credited if you approve the repair the same visit. Is a roof inspection free?

Ours isn’t, on purpose. The $189 diagnostic pays for an hour of real leak tracing and written findings with photos, and it’s credited in full toward the repair if you book on the same visit. Free inspections are usually paid for by the replacement someone hopes to sell.

Do I need a permit for a roof repair in Michigan?

Generally no. Ordinary repairs are exempt from building permits under the Michigan construction code, and most local municipalities don’t require a roofing permit for them. Full replacements are different.

Why is my quote higher than the listed price?

Only published access modifiers change a price: steep pitch (+25%, or +40%/quoted above 10/12), third story (+20%), a second shingle layer (+15%), obstructed access (+$150), or travel outside the core area (+$95). We tell you which applies before work starts.
